Even on a Summit estate, windows fail. Seals deteriorate. Energy performance drops. The fog between the panes, the drafts at the frame, the sash that no longer operates cleanly — these are problems of physics and time, not prestige, and they affect a $950,000 Summit Colonial as reliably as any other home. With 33% of Summit homes predating 1940 and a city-wide median construction year of 1953, a significant portion of Summit’s housing stock is operating with windows well past their useful life.
We’re Summit’s Andersen Certified Elite Contractor for replacement windows and door installation. That designation isn’t handed out freely — it represents the highest tier of Andersen certification available, earned through factory training, installation standards, and verified performance. We’ve installed over 20,000 Andersen windows and doors across New Jersey, Pennsylvania and Delaware, and we back every job with Andersen’s warranty plus our own installation guarantee. Most installations completed in 1–2 days. And if you find a lower price anywhere else? We’ll match it.
There’s no shortage of window and door companies serving Summit. Here’s what separates us:

Summit takes its name from the railroad. When the Passaic and Erie Railroad passed through in 1837, the route crossed a local hill that was the summit of its grade — and the name stuck. Originally settled around 1710 by Puritan farmers working the milling communities of what would become Union County, Summit grew steadily through the 19th century as commuter rail service made its hilltop location — elevated above the Baltusrol Valley with commanding views toward Manhattan — an asset rather than an inconvenience. In 1894, the Summit Opera House was erected as a ‘dry entertainment hall,’ evidence of civic ambition before the city incorporated in 1899. The town’s oldest surviving structure, built in 1747, now houses the Summit Historical Society at 90 Butler Parkway.
In 1906, Dr. William Henry Lawrence Jr. — 26 years old — bought the Faitoute property on the highest point in Summit overlooking the Baltusrol Valley, borrowed $15,000 from three local civic leaders, and built a three-story hospital with an operating room, x-ray facility, and hydraulically powered elevator. Ten minutes walk from the train station. That institution is Overlook Medical Center today: a 504-bed teaching hospital affiliated with Rutgers University, part of Atlantic Health System, ranked in the top 1% of nearly 4,500 hospitals nationwide. In 1925, Summit made a decision that was extraordinary for its time: the first city in the United States to bury its utility wires underground. The uncluttered, tree-lined character of Summit’s residential streets — the quality that makes driving through Summit’s neighborhoods feel different from almost any other New Jersey suburb — is a direct consequence of that 1925 decision.
Gerard Way was born in Summit on April 9, 1977, grew up here, and went on to found My Chemical Romance and create The Umbrella Academy. John Bardeen — the only person in history to win two Nobel Prizes in Physics, for co-inventing the transistor in 1956 and for the BCS theory of superconductivity in 1972 — was from Summit. Meryl Streep was born at Overlook Hospital on June 22, 1949. Jim Cramer and filmmaker Sean Baker also have Summit roots. With a median home value of $950,000 and a median construction year of 1953, Summit’s residential stock represents the highest property values in the Union County build alongside a significant prewar architectural presence.
